Our Rooms

All of our rooms are en-suite, and our rates include bed + breakfast

We provide two breakfast sitting times; 8.30am or 9.15am

please select your preferred breakfast time at check in and complete our breakfast pre-order forms each night for the following morning

Check In is from 2pm and Check Out is 11am

We have five sea-view double rooms (including our top floor suite), boasting panoramic views over the Firth of Clyde

Our five other rooms are rear facing which include 1x twin room and 1x single occupancy room - don't worry, we are opposite the beach, so you will not miss out on sea views during your stay! 

Our restaurant has amazing sea views which you can admire each morning with your breakfast

We are a dog friendly Guest House

We would love to meet your wee furry pals when you stay with us at the Burlington!

For a small cleaning fee, you are welcome to bring your dog on holiday with you 

Pets are allowed in your room, however they cannot be brought into the restaurant/ breakfast room unless they are a Guide Dog 

You are welcome to sit outside for breakfast (weather permitting) with your pet

We ask that you do not allow your pets on the furniture (additional charges will occur if damage/ extra cleaning is required) 

and they are always kept on a lead in public areas

There are lots of dog-friendly places & activities on Arran - just ask a member of our team for any advice!


  • To reserve any room, we require card details to be stored against your booking. 
  • We require a £40 deposit per room to secure your reservation. Bank details to make payment are sent via email 30 minutes after booking.
  • Unless otherwise stated, prices are listed per room per night and are inclusive of breakfast.

Cancellation Policy

  • Special Offers require full payment at the time of booking and no refund will be made in the event of cancellation.
  • We advise guests to book travel insurance should you need to cancel your stay at the Burlington. We cannot take responsibility for any losses incurred by ferries including cancellation due to bad weather and disruption to ferry services. Therefore, the full reservation rate will be charged as per our cancellation policy below.
  • We require 14 days’ notice to cancel rooms otherwise payment will be taken in full.
  • Cancellation within 14 days and no shows will be charged the full rate of the booking.
  • Third-Party Sites i.e., If you have made your reservation via a Third-Party Site, you must direct any correspondence regarding amendments/cancellations to the site you have booked as we have no means or obligation to modify or cancel existing bookings.
  • We are happy to accept payment via cash or cheque with no extra charge.
  • We accept major credit cards but please be aware some cards may incur extra charges.

Extra Information

  • Check-in is at 2 pm – we can hold on to any luggage if you arrive early and move them into your room when it is ready.
  • Check-out is by 11 am.
  • Dogs are welcome at the Burlington for £15.00 per stay. Additional charges may be incurred if extra cleaning is required. 
  • We reserve the right to immediately terminate any bookings where guest’s behaviour is deemed unacceptable.
  • No smoking is permitted inside of the Burlington. A charge of £200.00 will be made for extra cleaning if you are found to be smoking inside the premises.
  • We reserve the right to charge an excess cleaning fee if the room requires additional cleaning, or to rectify any damage caused by a deliberate, reckless, or negligent act of the Guest to the Burlington.
